Make room for growth.
From a new sauna offering to a substantial wellness expansion, we are looking for operators with ambitious plans and a location to develop.
Build or expand your sauna and wellness offering with a long-term financial partner. Create a more attractive destination, welcome more guests and open up new revenue opportunities.
Let’s discuss your project ↗
At Fabrikey, Sauna-as-a-Service is a long-term financial partnership for operators who want to create or expand a sauna and wellness destination. It brings the investment discussion together with the needs of the property and the business that will run it.
A promising wellness project can stall when the operator has to carry the full upfront investment alone. We explore financing and joint venture structures that can reduce that initial burden and make a larger development possible. Contributions, responsibilities and commercial terms are agreed around each project.
The goal is a stronger guest experience and new revenue opportunities: a reason to visit, stay longer or return. The business case starts with your location, your customers and your operating plan.
We are looking for operating partners with a property, a clear ambition and the ability to run the guest experience.
We are particularly interested in ambitious projects with room for meaningful expansion. An operating partner must be part of the proposal; ownership of a suitable site alone is not enough.
For hotels, spas, campsites, holiday accommodation and other property operators ready to grow.
From a new sauna offering to a substantial wellness expansion, we are looking for operators with ambitious plans and a location to develop.
Our long-term financing solutions aim to reduce the upfront capital pressure that can hold a good project back.
We explore joint venture (JV) partnerships with an operating partner in place. Investment structure and commercial terms are agreed for each project.
Two illustrative concepts for operators ready to add a new reason to visit.
Give guests a reason to stay longer.
Turn available space beside your motel into a sauna village — a collection of saunas, cooling areas and shared spaces to unwind. An overnight stop could become a destination in its own right, giving travellers a reason to book an extra night and local visitors a reason to come for the day.
Private sauna sessions, accommodation packages and group bookings could create additional revenue opportunities. Through a long-term financing or joint venture partnership, Fabrikey can help explore the expansion with less upfront investment pressure on the operator.

Add more to the stay, beyond the pitch.
After a day on the road or outdoors, a sauna offers guests a place to slow down, recharge and connect. A dedicated wellness area can add a new dimension to your RV park, complementing the pitches and facilities you already operate.
Bookable sauna sessions, private evening slots and wellness packages could give guests more to enjoy while creating an additional service for your business. We are looking for RV park operators interested in exploring a JV partnership to develop this opportunity together.
Discuss your RV park ↗
Tell us who is involved, where the property is and what facilities and business you operate today.
Share what you want to build or expand, who it will serve and the scale you have in mind. An early outline is enough to start a conversation.
We discuss the fit, investment needs and a potential long-term financing or JV structure. Specific terms follow the project assessment.
Practical answers about wellness financing, operating partners and joint venture projects.
Our offer is a project-based financing and partnership model for developing sauna and wellness facilities. It is not a standard sauna rental package or a fixed monthly subscription. We discuss the structure that fits the proposed operation.
It means exploring a shared business arrangement for the development, with an operating partner and an agreed investment structure. Contributions, decision-making, responsibilities and commercial returns are defined for the individual project.
Hotels, resorts, spas, campsites, holiday accommodation businesses and other property operators can approach us. Property owners and developers are also welcome where an operating partner is identified. We first need to understand who will run the business and serve its customers.
Tell us whether you own the property, lease it or work with its owner. We need to understand the right to use and develop the site, as well as the proposed operating arrangement. Its suitability is assessed with the project.
An operating partner is required. If you are a property owner or developer, identify who will run the sauna or wellness business and include that in your enquiry. Fabrikey should not be assumed to provide day-to-day operation.
There is no blanket promise of full funding or zero upfront cost. Our aim is to reduce initial investment pressure through a long-term solution. Funding scope and the contribution expected from each party are agreed after reviewing the project.
Commercial terms are negotiated individually. We do not publish a standard fee, revenue split or guaranteed return. These discussions depend on the investment, operating plan and responsibilities of each party.
We are especially interested in substantial developments and meaningful expansion of existing capacity. There is no published minimum investment or fixed project size. Describe your ambition, available space and intended offering so we can assess the fit.
Yes. The proposal can cover a new sauna offering or a broader wellness area. Tell us which facilities you want to create and how they will work together. The scope that can be included in a partnership is agreed during assessment.
Yes. Expansion of an existing operation is part of what we are looking for. Explain your current facilities, where capacity is limited and what the proposed investment would change for guests and the business.
The operating partner is central to running the business. Responsibilities for site preparation, permits, utilities, construction, maintenance and other services must be defined in the project agreement. These services are not automatically included in a standard package.
The intention is a long-term partnership, but there is no standard contract duration or launch timeline. Timing depends on the site, project scope, approvals and agreed funding structure. We discuss these after understanding the proposal.
We are currently seeking partners for this offering and are not presenting completed JV case studies or guaranteed revenue figures. Any business case needs to be developed around the location, demand, costs and operating plan.
Introduce yourself and the operating company, add the property location or website, and briefly describe the current operation and intended development. You do not need a finished business plan for the first conversation. If you already have a proposed scale or timeline, include it.
We start by understanding your business, the existing situation and the future plan. If there is a potential fit, we can discuss the information needed to assess the project and explore a partnership. Sending an enquiry does not commit you to an investment or agreement.
Who operates the property, what is there today, and what would you like it to become?
